Investment Approach

Each Mogelijk Zakelijke Hypotheken Fonds pools investor capital and extends multiple commercial mortgage loans to entrepreneurs, secured by a first mortgage right on the underlying real estate. The funds finance offices and business premises, shops and supermarkets, hospitality, mixed-use and transformation projects, with a guideline minimum loan size of EUR 500,000, in the Netherlands, Belgium and Germany, as well as holiday rental homes in Curaçao and Bonaire.

Mogelijk founded

Founded in March 2016 by project developer Maarten Rövekamp, commercial real estate broker Pablo de Loor and marketeer Annemieke Schoonderwoerd, growing out of the credit crisis as a one-on-one platform matching private investors directly to entrepreneurs seeking a commercial mortgage.

21 funds, EUR 738 million placed

By September 2026 the fund series had grown to 21 successive funds, with 4,027 fund investors and more than 140 professionals across the group.

The funds are structured as Dutch funds for joint account (fonds voor gemene rekening) with a dedicated title-holding foundation per fund and CSC Depositary B.V. acting as external depositary under the AIFMD framework. Since the twentieth fund, the minimum participation has been EUR 25,000 (previously EUR 100,000), and outperformance above the prognosed distribution is shared 90 percent to investors and 10 percent to the manager.
