Investment Strategy

CLB's funds invest in new-build and young Dutch rental homes with energy label A or better, typically in the mid-market free rental sector with monthly rents between EUR 900 and EUR 1,500. The manager explicitly targets housing that remains affordable for tenants in essential professions such as teachers, nurses and police officers, and excludes long-term shrinkage regions from its acquisition policy.

  • Focus on new-build, energy-efficient (label A or better) Dutch rental housing
  • Mid-market free-sector rents of EUR 900 to EUR 1,500 per month
  • Financing capped, typically at a maximum of 60% of portfolio value
  • Geographic spread across the Netherlands, avoiding shrinkage regions

CLB's longest-running vehicle, Huurwoningen Nederland Fonds, was established in 2014 and reports around EUR 467 million in assets with over 1,100 homes in operation. It is complemented by Huurwoningen Nederland Fonds II and III, Groenwoningen Fonds, Duurzaamwoningen Fonds, Ecowoningen Fonds and NOVA Woningfonds; these earlier funds are closed for new issuance and accessible only via their secondary markets. The manager's current open offering is CLB Woningfonds, launched in February 2025.
